Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.

 

While at your side each step of the way, I will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. I will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad of details attending the actual purchase.

Your First Step

Your first step to buying a home is to first ask yourself why you want to buy a home: to stop paying rent? To start building equity? To have a place of your own? To raise a family? To entertain business associates? To move up to a bigger house? Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "must haves" from the "want to haves."

 

Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.

 

Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.

Once you have addressed the above needs, your next step in the purchasing process is to get pre-qualified with a mortgage company. This can be done over the phone or even online in a matter of minutes.

购房流程

1、房源

    地产经纪会详细询问客户的需求,根据客户的需求,如自住还是投资,要选择的城市、家中人口、住房面积、价位、孩子学校、个人偏好等等。接着,经纪会通过地产网和公司、个人寻找一些合适的房源,供客户选择。MLS (Multiple Listing System)是电脑多重放盘系统,地产经纪最专业、最广泛而同步的房屋来源。大温地产经纪更可通过智能手机访问这一系统,实效性非常高。

2、看房

    对于经纪推荐的房源,客户进一步初选,确定下想去实地查看的房屋后,经纪会向卖方经纪预约看房。

3、出价

    这就是所谓的下offer,实际上是买卖合同,英文称作Contract of Purchase and Sale。但这个合同是有时效性的,如果卖方不在时限内确认买方的offer,这个合同就无效了。如果卖方确认了就成为正式的合同。

Offer的主要内容包括:

(1)、价钱 Purchase price

(2)、订金金额 Deposit

(3)、交房日期 Completion date

(4)、房价所含内容 Item included一般都含所有的电器电灯,通常不含家俱。

(5)、购买的条件(Subject to Clauses): 包括贷款批准和验房合格

(6)、条件解除日期:一般在Offer确认后的一周内

这个通常叫做Counter Offer。还价的过程通常会有几个回合。

5、成交(Accepted Offer)

双方价格达成一致,买卖合同 Contract of Purchase and Sale最终生效。

双方在Accepted Offer 上签字后,就可以安排验房。买方通常会把验房合格与否作为合同的重要解除条件之一。

7、

这个也可以和找房并行,提前拿到金融机构的pre-approval。因为有的卖方会要求买方出示银行提供pre-approval,这在市场火爆时尤其重要。在下OFFER之后须从银行正式得到批准,也是买方重要的解除条件之一。

8、解除条件

验房合格和银行贷款批准等所有在Offer里面写明的购房条件满足后就可以解除条件,买方需签署解除条件的文件。买卖合同从此正式生效。

9、

订金一般交至买方经纪公司的信托账户trust account,通常在解除条件之后24小时内完成,有时订金也要求在下Offer或是签完Conditional offer后就交,如果条件没达成订金全额退回,关键看合同是如何签署的。

10、过户

找律师办理首付款及贷款手续,办理产权过户手续。一般在交易完成后两到三个月收到正式产权证书。这里需要强调的是,所有交易文件都由律师审阅后才可以进行,所有的买方用来买房款都存入律师楼的信托账户,最后在成交日由买卖双方律师交接,每一步都有法律保证。

11、保

法律规定,从成交日起,而不是从拿钥匙的时间开始,买方作为新屋主承担房屋的所有责任。从房产过户到新房主拿到钥匙,可能中间有几天时间,这几天房子已换成了新房主,所以为防止如火灾等意外发生,新房主必须从成交之日开始购买保险。

12、交房

一般而言,合同会签在一至两个月左右交房,但具体情况可以商量。拿到钥匙后,整个过程结束。买方完全成为房子的主人。

在加拿大买房注意事项

   对多数人来说,买房也许是你今生最大的一笔投资,因此再怎么谨慎也不为过。

  当然,请专业验房师检查房屋是常识之一,但完美的房子是不存在的,所以不要指望验房报告显示房屋没有任何瑕疵。你只需关注是否有损害将来居住及房屋价值的大问题,如建筑材料劣质、老化或建筑结构缺损等。

  当你看好了房子,就开始下offfer。接下来就需要仔细审核、查看相关文件,这是买房过程中至关重要的一步,这些文件包括:

•公寓商品房管委会(Strata council)的会议记录,其中收集了过去1~2年内大大小小的会议内容,详细写明了国内所有房产交易过程出现的问题及纠纷。

•必须要求卖主出示Information Certificate (Form “B”) ,这是管理委员会出的,一定要最新的。里边涉及如下内容:

  (1)、大楼或小区存在什么问题,发生过或可能发生什么问题,除房屋维护费用之外,房屋管理公司可能会征收何种附加费。

  (2)、房屋卖主是否欠管委会钱,有没有其它人对大楼或小区提出过法律诉讼?如果有,你可以看到起诉书复印件。

  (3)、产权关系是否具法律效力。

  (4)、房产交易过程中或以后,大楼的某些制度是不是会改变?

  •查看房管管理公司的现行条例,对于入住者有何要求。

  •了解房屋管理公司的当前财务状况,这样可以知道在房屋出现状况需紧急维修时,公司是否有足够资金。

•查看已注册的房屋规划,有关房屋修正条款及一些针对买主的限制条款等,因为有些房屋会限制买主的自由使用,如不可以用作商业用途等。

    •注意房屋保修的相关信息。

•建筑大楼外部检验报告。

以上内容适用于公寓楼和连体屋。独立别墅相对简单,只有PDS和Title Search。

•查看房屋说明报告(Property Disclosure Statement,通常我们简称为PDS),此报告由卖主填写,卖主有义务告诉买主他所知道的任何关于房屋的问题。对于报告中提到的所有问题,你都应当交由房产经纪做详细核查。

•查看产权说明Title Search,此报告由卖方经纪从房屋所在城市的政府调出,买方需查明卖房人是否是真正的业主。地产经纪应该向客户解释其中的重要条款。

如果上述文件都不存在什么问题,您就可以放心贷款。之后再进行验房,交定金,最后找律师办理剩余手续。等待拿到你在加拿大第一个房子的钥匙!
